What Is the Multifamily Incentive Program?
The Multifamily Incentive Program provides a contribution toward internal natural gas
piping installation costs for eligible multifamily projects in Maryland that choose
individual-unit natural gas metering.
Property owners and asset managers of existing apartment buildings, whether currently
fully electric or served by a single-building gas meter, may also be eligible when converting
to individual-unit natural gas meters as part of a repositioning or upgrade project.
How the Program Works
Early coordination with Washington Gas is key. The process includes:
Initial Consultation – Contact Washington Gas during the planning and design phase of
your Maryland multifamily project.
Design Coordination – Washington Gas works with your architect or MEP contractor to
develop a cost-effective individual-unit natural gas meter design.
Lifecycle Evaluation – A cost benefit lifecycle evaluation determines your project’s
eligibility and potential incentive amount.
Incentive Agreement – Washington Gas issues a contract outlining program terms and
approved contribution amounts for project owner review and signature.
Construction Begins – Project development moves forward.
Gas Installation – Internal natural gas piping is installed and individual meters are set.
Invoice Submission – The project owner submits itemized documentation of internal
piping installation costs.
Contribution – Washington Gas remits payment for eligible costs, not to exceed the
amount identified in the signed agreement.
What Incentives Are Available in Maryland?
In Maryland, qualifying projects may receive a contribution for internal natural gas piping
costs. Incentive amounts vary based on project location and the outcome of Washington
Gas’s lifecycle evaluation, but savings can be significant. In some cases, eligible
incentives may significantly reduce internal houseline installation costs.
Maryland Program Eligibility Criteria
To qualify, multifamily projects must:
· Include four or more residential units (rental or condominium)
· Be located within Washington Gas’s Maryland service territory
· Be in the preconstruction phase
· Receive approval through Washington Gas’s cost benefit lifecycle evaluation
· Agree to submit documentation of internal piping installation costs upon completion
All contributions are subject to Washington Gas approval, lifecycle evaluation outcomes,
and applicable tariff requirements.
Why Consider Individual-Unit Natural Gas Metering?
In addition to eligible incentives, individual-unit natural gas metering can offer long-term
operational and resident benefits while providing developers with greater flexibility during
design and construction.
